Terms:

Investor is a person, who will pay to Earn and Invest with a target to increase capital.
Investment project is a defined business project, whith defined scope of

  • real estate assets, acquired during the project
  • profitability and cashflow of the real estate assets
  • period of the project

Investment amount – is an amount, which Investor will provide within whole period of Investment project
Service provider – Earn and Invest
Net cashflow – cashflow of the project, which includes all operational, financial and other payments during the project. Does not include asset liquidation income.
Profitability – rate of net cashflow to investment value (before tax)
Capital grow – rate of capital increase considering present value (before tax)

  • Investment project, which generate profit by renting out real estate
  • Average annual capital grow of the Investment project is guaranteed 6,9% for the whole period
  • Security: security mortgage to the real estate asset (second lane in amount of 100% of investment)
  • Additional financing: bank loan (in the range of 60-40%).
  • Description:
    • Investor’s funds will be invested to agreed project, which will be rented out to third-party. Service provider will manage all administrative and bookkeeping issues related to the process of asset acquisition, renting out and selling of the asset in the end of Investment project.
    • Services provider’s annual fee is around 1,0% of Investment project value
    • Investment project period minimum 10 year.
    • Project cancellation is optional, see special conditions of agreement
  • First down payment = Investment amount is in the range of 40-60% of asset value
  • Operational cashflow for investor is zero (no receivables or payables), all profit reinvested during project period.

Borrow-to rent strategy investment

Strategy is based on real estate with acquisition with monthly payments

  • Investment project, which generate profit by renting out real estate
  • Average annual capital grow of the Investment project is guaranteed 6,6% for the whole period
  • Security: security mortgage to the real estate asset (third lane in amount of 40% of Investment project value)
  • Additional financing: two bank loans (in the range of 100%).
  • Description:
    • Investor’s funds will finance negative cashflow of the project, which will cover liabilities to bank. After 5 year expesnive loan will be refinanced and investor will get second lane of asset mortgage. Service provider will manage all administrative and bookkeeping issues related to the process of asset acquisition, renting out and selling of the asset in the end of Investment project.
    • Services provider’s annual fee is around 1,0% of Investment project value
    • Investment project period minimum 10 year.
    • Project cancellation is optional, see special conditions of agreement
  • First downpayment is 0.
  • Operational cashflow (negative): monthly payments around 0,61% of asset value

Rental strategy

Strategy is based on single down payment with a stable range of profitability

  • Investment project, which generate profit by renting out real estate
  • Average annual profitability of the Investment project is guaranteed 6,2% for the whole period.
  • Capital grow is not foreseen for this product, due to the fact that net income is paid to out to Investor monthly.
  • Security: security mortgage to the real estate asset (first lane in amount of 100% of Investment project value)
  • Additional financing: no additional financing will be acquired for this type of projects.
  • Description:
    • Investor’s funds will finance 100% of the asset value with a first downpayment. Asset will be rented out and net cashflow will be paid to Investor monthly. Service provider will manage all administrative and bookkeeping issues related to the process of asset acquisition, renting out and selling of the asset in the end of Investment project.
    • Services provider’s annual fee is around 1,0% of Investment project value
    • Investment project period not limited.
    • Project cancellation is optional, see special conditions of agreement
  • First downpayment is 100% of Investment project value.
  • Operational cashflow (positive): monthly payments 0,51% of asset value
